Baptist Health acquires Kendall medical office as part of ongoing regional expansion

Baptist Health South Florida has acquired a medical office building in Kendall for $14.2 million, continuing its expansion of real estate holdings in the region. The two-story property is located at 9090 Southwest 87th Court, near Baptist Health’s main campus.

The transaction was facilitated by Cresa Partners on behalf of Baptist Health and Alfredo Riascos of Gridline Properties for the seller, an entity managed by Yvette Almeida. According to Riascos, “Baptist Health paid $650 a square foot for the building, representing one of the highest sale prices per square foot in the Kendall office submarket.”

Records indicate that Almeida’s entity purchased the 1.2-acre site in 1995 for $1.3 million. The original structure dates back to 1962, with an additional 8,382 square feet added in 1985. Current tenants include ADC Ambulatory Diagnostics Center, CBC Breast Imaging Center, The Neurology Group and Integrated Comprehensive Urgent Care.

Almeida is identified as the daughter of Jaime Pozo, described as a pioneer in medical office investments in South Florida who passed away in 2022.

Baptist Health operates 12 hospitals and about 200 care and office facilities across South Florida, making it the largest health care provider in the area according to its website. In July, Baptist Health acquired two properties for a total of $40 million: it spent $26 million on a ground lease for a three-story medical office building in Boynton Beach and purchased a development site in Sunrise for $14.2 million with plans to build Baptist Health Sunrise Hospital—a seven-story facility with 100 beds and offices.

Anchor Health Properties from Charlottesville is currently constructing a four-story rehabilitation center with an adjacent parking garage for Baptist Health in South Miami; this project secured a construction loan valued at $58.4 million last year.
