Boca Raton home leads luxury property contracts in Palm Beach County

A home in the St. Andrews Country Club neighborhood of Boca Raton led luxury real estate contracts in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. Between October 6 and October 12, buyers signed ten contracts for high-end properties in the county, totaling $47.6 million in asking price volume. The average time these homes spent on the market was 263 days.

The prior week saw a higher volume with 19 contracts and a combined asking price of $71.5 million.

The Eklund-Gomes team tracks signed contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. Last week, there were 49 new listings, bringing the total number of active listings to 1,065.

Of the ten properties that went under contract, nine were single-family homes and one was a condo. The pending condo is listed for $6.5 million, or $2,311 per square foot, after spending 541 days on the market.

Single-family homes accounted for $41.1 million in asking dollar volume with an average time on market of 91 days. The average asking price for these homes was about $4.6 million.

The highest-priced property to find a buyer was at 17153 Ericarose Court in Boca Raton—a 7,600-square-foot home listed at $9.5 million. Public records show David Kreiss, president of KM2 Solutions based in Palm Beach Gardens, owns the property. Kreiss purchased the home for $4.7 million in 2020. Built in 1988 on nearly an acre, it features five bedrooms, seven bathrooms, and a pool. Kreiss listed it in September with Jeannine Patricia Morris and Blake Benjamin Morris of Lang Realty.

The second-highest pending sale was unit A2 at One Royal Palm Way (100 Royal Palm Way) in Palm Beach. The property is listed for $6.5 million and spans 2,810 square feet with three bedrooms and three bathrooms. Records indicate the seller is the trust of Elizabeth Bowden; she and her late husband Charles W. Bowden Jr., a Philadelphia-area real estate developer, bought it for $600,000 in 1994. The listing agents are Dana and Paulette Koch with Corcoran Group.

The unit originally came to market at $9.3 million in 2023.
