Boca Raton mansions lead luxury home contracts in Palm Beach County

Two luxury mansions in Boca Raton’s Royal Palm Yacht & Country Club were the top properties to go under contract in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team.

Between February 9 and February 15, buyers signed 34 contracts for high-end homes in the county. The combined asking price of these properties was $221.5 million, with an average time on the market of 90 days. In comparison, the previous week saw 21 contracts totaling $151.3 million.

The report tracks pending sales for single-family homes and condos listed at $3 million or more in the Beaches MLS. Last week, there were 62 new listings and a total of 1,291 active listings.

Of the properties that went under contract, 25 were single-family homes and nine were condos. Condos had an average asking price of $4.3 million, or $1,393 per square foot, and typically spent 77 days on the market. Single-family homes averaged an asking price of $7.3 million, or $1,536 per square foot, with an average market time of 103 days.

The most expensive home to find a buyer was at 298 West Key Palm Road in Boca Raton—a waterfront mansion measuring about 11,500 square feet with an asking price of $24.5 million. Records indicate that freight heir Phillip Kirschbaum is selling the property after purchasing it for $22.6 million in 2023. Built by SRD Building in 2022 on a lot spanning about 0.6 acres, the home features six bedrooms, eight bathrooms plus two half-bathrooms, a gym, wine room, pool and dock along its 166 feet of waterfront access.

Kirschbaum initially listed the property for $27 million in 2024 according to Zillow; David Roberts with Royal Palm Properties holds the listing.

Another notable pending sale is at 1831 Sabal Palm Drive—also within Royal Palm Yacht & Country Club—listed at $18 million. The sellers are Marco Capoccia, Maria Cervi-Capoccia, John Lombardi and Peter Ciregna who bought the land for $5 million in 2023 before completing construction last year on an approximately 8,600-square-foot mansion featuring six bedrooms and seven bathrooms as well as amenities like a gym and sauna.

They put it on the market for $18 million in December; Jacqueline Feldman with One Sotheby’s International Realty has this listing.
