CC Homes acquires Davie site for $50M with plans for luxury single-family homes

CC Homes has acquired a 152-acre site in Davie for $50 million, with plans to build 151 single-family homes. The property is located at the northeast corner of I-75 and the Royal Palm Boulevard exit ramp. Records and information from real estate database Vizzda show that KBNP, an affiliate of Turnberry led by Jackie Soffer, sold the land.

The new development, named Estates by Turnberry, will feature homes designed by MSA+ ranging from 3,400 to 5,700 square feet, with some customizable up to 6,000 square feet. Lot sizes are expected to be between 20,000 and 25,000 square feet. Construction and home sales are anticipated to begin this year. Jim Carr of CC Homes stated in June that base prices would start between $1.6 million and $1.8 million.

This project replaces an earlier plan by Turnberry from over ten years ago that proposed two million square feet of offices and retail space along with a hotel on the same site.

Approvals for the project have been secured from local authorities: the Davie Planning & Zoning Board approved it on April 8; preliminary approval was granted by the town council on May 7; final approval followed on May 21. In addition to approving the development itself, the council also established a community development district (CDD) for infrastructure funding such as water connections and roads. CDDs typically issue bonds repaid through assessments levied on homebuyers.

Davie Mayor Judy Paul commented during a May town council meeting that she had previously voted against what she called a “massive shopping center” proposal for this location—referring to Turnberry’s earlier plans.

Turnberry’s former vision for the area ended after KBNP acquired its mortgage in 2012 for $17.4 million following foreclosure proceedings initiated by KeyBank.

KBNP is connected not only to Jackie Soffer but reportedly also involves New York investors.

CC Homes was established at least fifteen years ago by Armando Codina and Jim Carr and is based in Coral Gables. Codina leads Codina Partners alongside his daughter Ana-Marie Codina; their completed projects include Downtown Doral in Doral and Beacon Logistics Park in Hialeah. Carr previously founded Westbrooke Communities before selling it in 1998 but remained president until 2001; he later started Carr Residential I focusing on multifamily projects.

Recently, CC Homes finished Pine Rockland Estates near Coral Gables—a community of twenty-six homes now sold out according to company sources.

Elsewhere in Davie’s real estate market this year: BSD Capital paid $16 million for a separate site intended for The Core—a mixed-use complex featuring two towers with apartments, retail space, and offices—and developers including JSB Capital Group secured significant financing for another large apartment project nearby.
