Miami-Dade County saw an increase in condo dollar volume last week, even as the number of sales fell. According to data from Redfin, brokers closed 55 condo sales totaling $94.2 million from Aug. 11 to Aug. 17, compared to 80 sales totaling $82.3 million the previous week.
The average sale price rose to $1,713,245 from $1,028,539 a week earlier. The average price per square foot also increased to $820 from $563.
Prices for the top 10 condo sales ranged between $2 million and nearly $15 million.
The highest-priced transaction was for Unit Sky Villa at Chateau Beach, located at 17475 Collins Avenue in Sunny Isles Beach. The unit sold for $14.9 million, or $1,829 per square foot. Jonathan Mann and Jill Hertzberg with Coldwell Banker Realty represented the seller; Alberto Fernandez with Sustainable RE represented the buyer.
The second most expensive sale was Unit 1103 at 57 Ocean, at 5775 Collins Avenue in Miami Beach. It closed for $11 million, or $3,288 per square foot. Gabriela Dajer with One Sotheby’s International Realty had the listing; Alex Carnot with United Realty Group represented the buyer.
Other notable transactions included:
– Icon South Beach (450 Alton Road), unit 4104: Sold for $2 million ($1,302 psf). Listing agent: Jolanta Dussaud with JD Realty; buyer’s agent: Paolo Coniglio with Compass Florida.
– Milano at Deering Bay (13621 Deering Bay Drive), unit 903: Sold for $2.62 million ($882 psf). Listing agent: Marilyn Miguel with Miami Real Estate Global; buyer’s agent: Lorena Rodriguez with Serhant.
These figures reflect continued demand in Miami-Dade’s luxury condo market despite fewer overall transactions during the period.
