Miami-Dade County experienced a decrease in condo dollar volume last week, even as the number of sales increased. According to data from Redfin, brokers closed 76 condo sales totaling $49 million between August 18 and August 24. This is up from 55 sales the previous week, but total dollar volume was down from $94.2 million.
The average price per unit last week was $644,907, compared to $1,713,245 the prior week. The average price per square foot also declined to $493 from $820.
Among the top ten condo transactions for the week, sale prices ranged from $1.3 million to nearly $6.9 million.
The highest-priced sale was unit 902 at Mansions at Acqualina, located at 17749 Collins Avenue in Sunny Isles Beach. The property sold for $6.9 million after nine days on the market, equating to $1,502 per square foot. Maria Barbosa with Elite International Realty represented the seller while Marvin Anhalt with Anhalt Realty represented the buyer.
The second-highest sale was unit 2104 at Asia Brickell Key at 900 Brickell Key Boulevard in Miami. It closed for $2.4 million or $912 per square foot after being on the market for 110 days. Christopher Jude with PGutman LLC listed the property and Daniel Hernandez with Compass brought the buyer.
Other notable transactions included Atlantic One at the Point in Aventura and additional units at Mansions at Acqualina.
