Palm Beach luxury home contracts led by attorney’s townhouse listed at nearly $13M

An attorney’s Palm Beach townhouse with an asking price of $12.9 million led the luxury property contracts in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team.

Between September 29 and October 5, buyers signed 13 contracts for homes priced at $3 million or more. The total asking dollar volume for these pending sales reached $71.5 million, with properties spending an average of 263 days on the market. This marks a decrease from the previous week, when 19 homes went under contract with a combined asking price of $132.9 million.

The Eklund-Gomes team’s report tracks signed contracts for single-family homes and condos listed at $3 million or higher in the Beaches MLS. Last week saw 61 new listings added, bringing the total number of active listings to 1,046.

Of the properties that found buyers during this period, 12 were single-family homes and one was a condo. The condo is listed at $3.4 million—$1,311 per square foot—and spent 414 days on the market before going under contract.

Single-family homes accounted for $68.1 million in asking dollar volume and averaged 112 days on the market. The average asking price among these was about $5.7 million.

The highest-priced property to secure a buyer was the townhouse at 175 Sunset Avenue in Palm Beach, which has an asking price of $12.9 million. Public records identify personal injury attorney Ted Babbitt as the seller; he purchased the 4,700-square-foot home for $3 million in 2014. Built in 1990 on a lot measuring approximately 0.2 acres, it features four bedrooms, four bathrooms, one half-bathroom, and a pool.

The listing originally hit the market at $15.9 million in February but underwent two price reductions since then, according to Zillow data. Chris Leavitt with Douglas Elliman represents the listing.

The second most expensive home to go under contract was a spec house located at 234 Miramar Way in West Palm Beach with an asking price of $9 million. Records show that its seller is 234 Miramar Acquisition LLC—a Florida entity managed by attorney Francis Lynch—which acquired the property for $2.5 million in 2021. The newly built residence spans about 5,500 square feet and includes six bedrooms, five bathrooms, one half-bathroom and a pool.

This home entered the market at its current price point in April according to Zillow records and is listed by Simon Isaacs with Simon Isaacs Real Estate.
