Related Group and BH Group are planning a new Rosewood Residences condominium tower at 2001 North Flagler Drive in West Palm Beach, according to an April 10 report. The project will be branded by Rosewood Hotels & Resorts, adding to the growing number of branded residential developments in the region.
The development is part of a trend where luxury hotel brands partner with real estate firms to create high-end residences. This approach has become increasingly popular in South Florida, especially as demand for luxury living spaces continues to rise.
The joint venture between Related and BH acquired the 0.8-acre site for $34 million in 2024. Plans submitted earlier this year propose a 27-story building with 90 units averaging about 3,400 square feet each. The design includes over 13,000 square feet of indoor amenities, a fifth-floor swimming pool, and parking for up to 185 vehicles. Miami-based Arquitectonica is serving as the architecture firm on the project.
The new tower will replace an existing medical office building completed in 2001. Both Related Group—led by Jorge Pérez and his sons Jon Paul and Nick Pérez—and Aventura-based BH—led by Isaac and Liat Toledano—are active developers in West Palm Beach but did not respond immediately to requests for comment regarding this project.
Elsewhere in West Palm Beach, Related and BH are also collaborating on the planned Ritz-Carlton Residences at nearby 1717 North Flagler Drive—a separate high-rise project that recently secured $200 million in construction financing from Madison Realty Capital. Additionally, Related is working with Dezer Development on another Rosewood-branded condo development in Hillsboro Beach while Nahla Capital plans a Rosewood property at Miami Beach’s Raleigh site.
More than two thousand condominiums are currently under development across West Palm Beach by leading developers such as Steve Ross of Related Ross as well as Fort Partners, Terra, and others from Miami’s largest real estate companies.
