A mansion in the Seminole Landing community of North Palm Beach led the luxury real estate contracts signed in Palm Beach County for the week ending October 19, according to a report from Douglas Elliman’s Eklund-Gomes team. In total, buyers signed 11 contracts for homes priced at $3 million or more, amounting to $67.4 million in asking dollar volume. These properties averaged 119 days on the market.

The previous week saw 10 luxury contracts with a combined asking price of $47.6 million.

The Eklund-Gomes report tracks signed contracts for single-family homes and condos listed at $3 million or higher in the Beaches MLS. It recorded 58 new listings and reported a total of 1,078 active listings during this period.

All properties that found buyers last week were single-family homes. The average asking price was $6.1 million, which equates to about $1,151 per square foot.

The highest-priced home to go under contract was a 9,200-square-foot mansion located at 1162 Banyan Estates Drive in Seminole Landing. The property had an asking price of $15.9 million and is owned by Monica and David J. Hill, who purchased it for $1.9 million in 2017 and completed construction in 2020. The mansion includes five bedrooms, five bathrooms, three half-bathrooms, as well as amenities such as a pool, spa, putting green, half-basketball court and pickleball court.

It was initially listed for $19.2 million last year but underwent four price reductions before finding a buyer; Elliot Koolik and Richard Entel with Compass hold the listing.

The second most expensive contract involved a 6,200-square-foot home at 10960 Monte Rosa Drive in Palm Beach Gardens with an asking price of $7.3 million. This will be among the first closings within Panther National—a gated golf community developed by Dominik Senn’s Centaur Holdings—which plans for 218 single-family homes and has surpassed $330 million in presales since its launch in 2023. Designed by Max Strang, this house features five bedrooms, four bathrooms, two half-bathrooms and a pool; Jonas Mikals with Living by IMI represents the listing.
