Boca Raton Innovation Campus (BRiC) has signed over 260,000 square feet in office leases, including both new agreements and renewals. All Star Recruiting Locums, a health care staffing company affiliated with All Star Healthcare Solutions, leased 42,700 square feet and will relocate from its current Deerfield Beach location. Cinch Home Services, a home warranty provider, secured a lease for 32,900 square feet.
EchoTwin AI, a technology firm specializing in artificial intelligence spatial intelligence for urban management, has taken its first office with a 2,700-square-foot lease. The company’s founder Chris Carson is relocating from San Francisco to South Florida.
Among tenants renewing their leases at BRiC are Modernizing Medicine (127,800 square feet), Everglades University (52,600 square feet), and NewtekOne (7,800 square feet). Representation for the deals included Ryan Nunes and Alan Kleber of Cushman & Wakefield for All Star Recruiting Locums, Cinch Home Services and Modernizing Medicine; Zach Wendelin and Adam Bernstein of JJL for Everglades University; Jeff Kelly of CBRE represented landlord CP Group. Adam Bernstein has since joined Stream Realty.
CP Group and DRA Advisors own the 1.7 million-square-foot campus. In 2021, DRA Advisors acquired an interest in BRiC at 5000 T-Rex Avenue for $320.2 million. The property was originally developed by IBM in the 1960s as a research facility. Currently undergoing $100 million in renovations, BRiC is adding spec suites as part of CP Group’s worCPlaces flexible office portfolio along with amenities such as a wellness center managed by Boca Raton Regional Hospital, autonomous retail options, coffee shops, gyms and event spaces.
Plans call for further redevelopment into a mixed-use complex that would include residential units, retail stores, dining venues and entertainment options following rezoning approval by Boca Raton officials in 2023.
Ripco Real Estate has moved its Miami office from Brickell to Wynwood after leasing 5,200 square feet at Gateway at Wynwood on North Miami Avenue. Tony Pavli of Ripco said the larger space will support future staff growth and is better positioned geographically for their business operations in South Florida. Ripco opened its Miami office in 2021 amid significant migration to the region that led to increased demand for office space.
Gateway at Wynwood recently changed ownership after Cire Equity acquired it through an $89.6 million credit bid following foreclosure proceedings against former developer R&B Realty due to loan delinquency exceeding $112 million.
In Aventura Mall, Morgan Motor Company has opened its first U.S. showroom named TxtCharlie through Morgan Fort Lauderdale’s partnership with the automaker. The mall is owned by Turnberry and Simon Property Group.
Club Studio gym launched operations within Miami Worldcenter’s mixed-use development on Northeast Second Avenue occupying 38,000 square feet with various fitness offerings.
Reforming Pilates plans to open a new studio at Mary Brickell Village in January after signing a lease for 1,500 square feet at Southwest 10th Street. Founded by Genevieve and Daniel Ross in Bay Harbor Islands two years ago, Reforming Pilates now operates locations across South Florida.
Kimco Realty added three tenants—restaurant Cava (2,700 sq ft), retailer Miniso (7,000 sq ft), and Yoga Joint (5,400 sq ft)—to Palms at Town & Country shopping center in Kendall. Kimco assumed ownership of Mary Brickell Village last year after acquiring RPT Realty in a $2 billion transaction.
Law firm Nason Yeager Gerson Harris & Fumero renewed its existing lease while expanding by an additional 5,400 square feet at Seacoast Banking Center in Palm Beach Gardens.
Play Sporting Lounge will open later this year at CityPlace Doral after leasing a total of 12,000 square feet plus outdoor patio space; Continental Realty Group owns the retail portion of CityPlace Doral which was purchased earlier this year for $87.5 million from PGIM Real Estate.
Rimadesio has established its flagship U.S. showroom on Biscayne Boulevard within Miami’s Edgewater neighborhood ahead of its grand opening scheduled for November.
In Fort Lauderdale’s The Fort recreational center on Southwest 34th Street chefs Jeff McInnis and Janine Booth have opened Florida Room restaurant offering Southern cuisine; the venue includes indoor/outdoor bars within city-owned facilities that feature pickleball courts.
