Stearns Weaver renews major lease as legal sector drives downtown Miami real estate

Stearns Weaver Miller Weissler Alhadeff & Sitterson has renewed its lease at Museum Tower in downtown Miami. The law firm will continue to occupy 96,800 square feet at the building located at 150 West Flagler Street, near the Miami-Dade County Courthouse. The renewal was confirmed by a news release from the landlord’s broker.

Stephen Rutchik and Ana Paula of Colliers represented the landlord in the transaction, while Grant Gassman and Chris Harak of Blanca Commercial Real Estate acted on behalf of Stearns Weaver.

Museum Tower is owned by Moishe Mana through his company Mana Properties. Mana acquired the 28-story building in 2023 for a reported $73.8 million by purchasing an interest in the ownership entity, though no deed was recorded for the transaction. He is recognized as downtown Miami’s largest property owner.

Mana has stated previously that he is working to adapt both Museum Tower and another nearby property at 172 West Flagler Street for use by legal professionals. According to the release, co-working spaces under the brand Mana Hubs will open at Museum Tower, targeting attorneys and others in the legal field. Plans also include a membership club for industry employees.

Off the Hook Yachts, a boat wholesaler based in Wilmington, North Carolina, is expanding its presence in South Florida with new offices. The company will open a 1,500-square-foot office at 151 Las Olas Circle in Fort Lauderdale this month and a 5,800-square-foot office at 951 North Alternate A1A in Jupiter later this year. Off the Hook Yachts buys and sells used boats and offers brokerage and financing services.

The expansion comes as Off the Hook Yachts prepares for an initial public offering expected to raise between $25 million and $29 million by selling five million shares priced between $5 and $7 each. Jason Ruegg founded Off the Hook Yachts in 2012; Brian John has recently been appointed CEO and will be based out of Jupiter.

Property records indicate that Fort Lauderdale owns the site leased by Off the Hook Yachts there, while Jeffrey Weinstein manages ownership of their new Jupiter location.

Stream Realty Partners is also growing its footprint in downtown Miami after entering South Florida two years ago. The Dallas-based commercial real estate firm has signed an 8,000-square-foot lease on Citigroup Center’s 30th floor at 201 South Biscayne Boulevard. Stream plans to move into this space during next year’s first quarter from its current smaller office within Citigroup Center.

Stream Realty Partners provides office and industrial brokerage along with development and investment services across Florida markets including Orlando and Tampa. Since opening its first South Florida office two years ago in Fort Lauderdale, Stream reports increasing staff numbers from six to forty-five employees statewide.

The Citigroup Center is owned jointly by CP Group (Boca Raton), Monarch Alternative Capital (New York), and Tourmaline Capital Partners (Bryn Mawr).
